An extension is not just an extra room. The new structure must connect safely and neatly to the existing home, while water, heating, electrical work, floor levels and exterior details all follow the same plan.

Before pricing

Plans, dimensions, soil and structural assumptions must be sufficiently clear.

Before ordering

Glazing, doors, rooflights and finishes need agreed dimensions and lead times.

Before building

Permits, structural calculations and neighbour access must be arranged where required.

What should be clarified early?

  • Desired size, layout, daylight and connection to the garden
  • Foundation and structural engineer requirements
  • Whether the rear wall is removed and how it is supported
  • Insulation, ventilation, heating and electrical points
  • Floor height and the transition into the existing home
  • Planning permission and any protected-building restrictions

Who arranges permits and drawings?

The homeowner remains responsible for formal permission and correct ownership or VvE approval. An architect or structural engineer may be needed. De Bouw Baron can identify which information is required for construction and coordinate the practical sequence once the design is sufficiently developed.

Keeping changes understandable

Existing homes can reveal unexpected conditions after opening walls or floors. When that happens, the finding, available options and effect on cost or planning should be discussed before additional work proceeds.

Frequently asked questions

Can I request a price using only inspiration photos?

They help explain the desired result, but drawings, measurements and a site visit are normally needed for a meaningful quotation.

Can we stay in the house?

Sometimes, but dust, noise, security, temporary weatherproofing and loss of kitchen facilities must be considered honestly.
